Pre-Construction Planning
We provide owners with the information they need to plan for the long-term life of their property, starting with a pre-construction process that includes a Capital Needs Assessment and feasibility studies. Our due diligence includes contacting the local jurisdictions in order to obtain all pertinent code, permit and site specific requirements. In addition, we contact all local utilities to determine power, water, sewer and communications availability and costs associated with the specific project.
Sustainable Building Components
We select the products and materials to be used based on the anticipated useful life of the building components. These selected improvements are based on historical reference, current building science technology and regional standards to ensure that the products used are vetted for those references.
Industry Experience
There are many factors to consider when choosing a team to manage your project. We have partnered with local and national developers in the affordable housing industry over the previous years and gained a thorough understanding of best ways to deliver cost-savings to the ownership. We deliver the necessary system upgrades and quality replacements to make a property endure thru the various weather conditions and the anticipated useful life of any product or material in the context of durability, affordability and longevity.
OBJECTIVE
SRI-Rochlin Construction Services has been focused solely on construction within the affordable housing industry since 2017.

The company is a partnership led by Len Brannen and James Rochlin. Len has developed numerous affordable housing properties in Washington, Oregon and other national locations since 1980. James has managed construction projects for the last 40 years including multi-family, senior assisted and independent living, public works, industrial and hi-rise construction in Washington and Oregon. Len focuses on the development and acquisition of properties in conjunction with Jim's focus on the feasibility and implementing the physical construction components.

As a General Contractor, our goal is to bring value to the Owner's assets by improving material sustainability, quality replacements, system upgrades -- all in relation to the budgeting priorities of Ownership. As an objective, we do quality work with concentration on budgeting and scheduled completion. We feel our experience on renovations and new construction can bring economies to Owners in terms of material selection, careful analysis of envelope vulnerability, knowledge of Federal ,State and local regulatory issues, accessibility considerations, and hands on experience with regards to tenant relocation during rehabilitation of occupied properties.

The SRI-Rochlin team delivers quality of life improvements for the tenant population though our strategic implementation of key upgrades that focus on whole house ventilation, increased thermal efficiency, accessibility, current code compliance for life and safety as well as the overall modernization.
